Welcome, we are truly excited to present the final construction update for Alumuna Residences!

Firstly, some key dates for the month ahead.

For purchasers needing them, valuations have been booked for Friday December 6. Those who aren’t aware of their valuation status should contact us to ensure that this is booked in.

Depending which level you are on, Friday December 13 and Saturday December 14 are scheduled for final purchaser inspections. We will contact you to make a time for these final inspections.

Settlements will commence after these inspections.

As we move closer to completion of this magnificent building, here’s an update on what is due for completion over the next few weeks, before you move in to your new Alumuna residence.

Let’s begin with the exterior of the building, where the majority of landscaping to Johnston and Rouse streets is to be finished by the end of the week. The render and lightwell cladding are also due for completion, while the crossover, bluestone and asphalt will be made good. Once safe, the scaffolding can then be removed.

You’ll see that our urban art contribution has also now been mounted on site. The creation of a sculptured eagle of brass, bronze and copper represents Bundjil the totem of the traditional owners of the land, the Boonwurrung people. It’s a powerful symbol and reminder of those lands we live upon today.

In the car park and basement, the car lifters will soon be completed then commissioned, while the floor and stairwell are due for painting.

On the ground floor lobby, cladding to the entry doors and brass zig zag will take place, the mirrors will be installed, the toilet will be tiled, and the final coat of finish will be applied to the render.

Cleaning will get underway shortly across all levels, as the remaining wall panelling gets fitted. All residual carpet and flooring is to be installed, while the pelmets are scheduled for installation and painting. The façade shrouds and infills will also be finalised across the entire building.

On the upper floors, all joinery is scheduled for completion while all remaining services are concluded.

And while the canopy cladding, balcony and internal tiling, glazing and painting will soon be completed on Level 5, the roof will also have all final equipment fitted and commissioned.

Finally, as the building nears completion the Council and other regulatory authorities will be completing their final inspections as well.

Welcome to the penultimate construction update for Alumuna Residences, as we move to completion of these stunning apartments around the middle of December. 

There’s lots of exciting news, but firstly some important dates and information around building inductions sessions, pre settlement inspections and valuation dates (if you require a valuation for your finance).

Firstly the inductions. It is mandatory that everyone who lives in the building completes the induction. The induction covers the car parking operation, the storage areas, procedures with the lift, information about moving in and out of the building, and relevant detail on the apartment and the building itself. If you are not intending to live in your apartment, then you don’t need to do an induction.

These induction sessions will take place on-site on Friday November 15 and Monday November 18, from 8am. You will receive an email through Eventbrite with available times so that you can book your induction session.

If you are out of Melbourne, alternate dates have been set for early December. Please allow 1 hour and wear clothing and closed toe shoes suitable for walking on a building site. As there will be a lot of trades still working in the building, it may not be possible to visit your specific apartment on that day, but that opportunity will come at the pre-settlement inspections.

The pre settlement inspections will occur early December – we’ll be in touch with dates for these inspections soon.

The valuations can occur in the last week of November. Please email me your contact so that we can coordinate this directly with the valuer, broker or financial institution as soon as your apartment is ready for valuation, which could be before the last week of November, depending on the level you are on.

During October, there was a lot of work completed on Levels 1-4, including installation of the tiling, joinery, baths, shower screens and tapware.

Similarly, on Levels 1-3 the toilet roll holders and towel rails have been installed, together with stone bench tops. Painting to Penthouse 2 has commenced, as has the tiling throughout Level 5.

The car stackers have been fitted, while the woodform cladding along Rouse Street and the garage door are up. The polished concrete to the entry way has been done and the cladding to the rooftop on Level 5 canopy on Johnston Street has also been finished.

Finally, and perhaps most exciting of all, the curtain wall glass across the building and the lift have been installed. Looking ahead to November, all flooring and carpet will be completed, with the flooring laid right up to the window’s ledge in all apartments.

The rooftop works are scheduled for completion and balcony tiles will be laid on all levels.

All areas will be caulked and trimmed as we paint the final coat, and timber cladding will be finalised externally. We also expect the lobby panels to be installed and the entry sculpture to be put in place.
